The Process of Buying your Home
There are several steps to buying a home. I have broken down the process and my services into
seven basic steps. The main objective is always to Get The Best Possible Price, In The Least
Amount of Time ,With The Minimum Amount of Inconvenience.
1. Meet with your REALTOR®
-Go through a Buyer’s Questionnaire” to establish your needs and wants
-Explain “Working with a REALTOR®”, agency relationships & legal documents
-Get all our professional contacts set up. (Lawyer, Lender, Inspector, etc.)
2. Qualify Properties to View
-Establish the neighbourhood, price range and house type. Select short list
-Arrange appointments to view the top 5-7 homes
-Return for second viewing of the “One” of the two best choices
3. Prepare and Present your Offer
-Estimate of funds required
-Review all issues for dates, deposits, inclusions and presentations strategy
-Sign all documents once you have negotiated agreed terms, price and details
4. Due Diligence ( Subject to Conditions)
-Book building & termite inspections/appraisal
-Answer all questions regarding title, PDS, easements, repairs/upgrades, strata, etc.
-Forward all copies to legal professional
-Ensure all closing details, dates and arrangements are taken care of
5. Book your Services
-Arrange for utility connection dates, home insurance, change of address
-If planning renovations, confirm prior arrangements with your trades people
-Confirm moving companies at least 3 or more weeks in advance
6. Possession Day!
-Walk through your new home with your REALTOR® to ensure condition and inclusions
-Book at least 2 or more days to guide unloading and get settled
7. WELCOME HOME
-As your REALTOR®, I will be available to you for years to come
-A great source for additional community events and referrals
